Marketing is key to successful rentals. We provide a comparative market analysis, or a CMA, for each property for management services. As realtors, we have access to extensive data to assist in creating a marketing plan and price analysis to maximize your investment. Additionally, only property managers who are active realtors can post your rentals on the Multiple Listing Service (MLS) which syndicates with Realtor.com, Zillow, Trulia...and many other rental sites!
We conduct an extensive screening on any potential tenants at no additional cost to owners. We handle everything from moving your qualified tenant in, to rent collection, to maintenance. We use a 3rd party company to facilitate our screening so that background checks can be done effectively and completely, while still adhering to all privacy and fair housing laws. When it is time to write the lease, we use the most current version of all documents created by the North Carolina Association of Realtors (NCAR).
We conduct inspections upon move-in and move-out that include documentation of the property’s condition. While your property is occupied, we conduct routine inspections to ensure that issues are addressed in a timely manner and resolved to keep your investment in excellent condition. When maintenance is an issue, we address repairs in a cost-minded way, while protecting your investment with vendors that handle concerns quickly and professionally.

As a member of the National Association of Residential Property Members, we attend monthly professional meetings, participate in “PM” centered continuing education, and engage intellectually with other NARPM® peers. Professional Members of NARPM® are individuals who must be engaged in the management of residential properties as agents for others. As a member of NARPM®, we are licensed in North Carolina, handle all aspects of residential property management and must comply with real estate license law for our state. What if we have to evict a tenant? Unfortunately, evictions happen. Hiring a professional property manager is a solid “step-in-the-right-direction” in securing a good tenant. If our firm procures a tenant that we need to later evict, we will handle a “simple eviction” at no cost to you.
We are so confident in our screening processes that we offer owners a “Lease Break" Guarantee! If a tenant moves out early and breaks their lease, we will re-rent that property for you at no extra cost, by waiving the owner's "New Lease Fee”.
Deep Cleaning a property between tenancies can be a large added expense of hundreds of dollars! No need to worry about that with DiGioia Realty Property Management. A deep cleaning between tenancies is a covered expense.

Nancy is an excellent communicator and highly responsive. She was on-time for the pre-arranged video and in-person walk throughs, had thorough answers for my every question about the area, and she showed resiliency and flexibility when working with some BIG move-in date changes. I don’t know how she did it, but I saw how much she had my back AND took care of her client too.As a renter, I was impressed by how Nancy worked closely with the homeowner to ensure the house was first-rate by move-in day. I mentioned a couple things that showed a lot of wear during the walk-through. Not deal-breakers, just less-than awesome paint, an aged (but still functional) garage door, and tired carpet.
